The software allows reservations to be added using various input methods:

• Manual reservations can be added from any workstation using the desktop, web browser and mobile edition
• Channel Partners like Home Away, Tourico, Booking.com can add bookings via the dedicated API that connect directly to your homes
• Bookings for Calendar sync homes (homes that you distribute for other Property Managers on the Ciirus network) are automated
• Your Booking agents can use a dedicated login
• Multiple websites can utilize one or more included Online booking engines for retail or wholesale bookings from any of your websites.
• Reservations from SuperSites. SuperSites are additional websites that can be given to agents, second language websites or websites for specific resorts
• AOA (Allocated on Arrival), Ciirus has a dedicated AOA module used by tour operators and agents to place bookings of a type (for example 3 bed luxury), the bookings can then be distributed to any home where an agreement exists, even if the home is on another network.

The software allows unlimited rate sets to be configured. Alternative rate sets can be applied to various scenarios, for example:

• A retail website rate set (or a different rate set for each website)
• A second rate set applied to an agent login
• A third for a Tour operator
• And a generic discounted set for all other travel agents.

Each rate set can be routed to any website, API, XML or login. Each rate set can have up to 365 rate bands per year (or user defined seasonal), set the minimum nights allowed for each rate band, arrive/depart on specified days of the week, create set for a home or a type of home and assign multiple homes to a type (example 3 bed luxury). Multiple homes can share the same rate set too

Unlimited cart extras can be added to any home or group of homes, extras are user defined and sometimes include items like: Accidental Damage Insurance, Welcome packs, BBQ rentals etc.. Each extra can be assigned to selected homes, set as mandatory extra or selectable by the guest, correct taxes applied, flexible pricing calculated for each extra. The software can also calculate revenue share if you share the income from any extra with your homeowner. Discount and Coupons can also be created, when a gust enters a coupon code at the time of reservation the relevant discount will be applied before the checkout stage of the reservation. Codes can be set as specific amount discounted per day (EG $5 off per night) or a coupon against the entire stay (EG $100 voucher)

All common reports are provided as standard and a report creator supplied for your non standard reports. However each screen can also output customized reports too. The reports are fully customizable. Column heading can be removed and additional heading added, filters applied, reports printed, reports directly emailed from the software or exported to all common formats including PDF, Excel, CSV, HTML text and others.

In certain situations, tour operators and travel agents book a type of home and the actual home is allocated on or before the guest arrives. Ciirus has a module dedicated to this type of reservation. The reservation can be input from various situations for example Websites, XML, API, agent login, channel partners. All booking are placed into a holding area that accepts multiple bookings for the same date range until no more homes of that type are available. The property manager can then allocate these booking by drag and dropping them into actual homes. If the tour operator or agent is using the Calendar Sync feature, then the agent can also assign the booking to real homes across the network. Property managers that use Ciirus have made thousands of homes available for this type of reservation.

Default Commissions can be set for each home, the property manager can override a default commission at the reservation level, both as a percentage or a fixed amount. Also different commissions can be set for your travel partners too and reports output for each. As well as commissions booking fees can also be applied as a percentage or fixed amount too. When using the SuperSites or calendar sync feature, Ciirus also tracks third party commissions like the buy rate, sell rate and commissions due to or from each channel.

The software is compatible with most common payment gateways including authorize.net. Vacation Rent Payment is a popular payment gateway dedicated to short term rentals, Ciirus has a full two way integration that connects directly to the remote system. This can be a powerful feature that gives total control of both ends of a transaction and most important does not appear simply as a batch of revenue for each day of trading and instead itemizes each transaction and applies the transaction to a reservation and a home. various reports can be output both from the Ciirus interface and the Vacation Rental Payment interlace. We are currently working to interact with multiple dedicated payment systems throughout the world. Transactions are token based therefore no credit card information is sent over the network for increased security.

The bookings manager contains all the tools required to add/edit/cancel bookings.

Quotes can be created and sent by email and contain the full description, photos, the quote and a link to complete the booking. Quotes can be created and sent from various situations

• Any of your websites. The quote feature can be embedded into multiple websites and will auto send quotes and store sent quotes. Stored quotes can be edited/updated and resent or convert to booking at anytime.
• Created manually directly from the Ciirus software (including the web browser edition) by a reservation person or member of staff from multiple locations
• Created from a SuperSite website or account (these are additional websites you may operate containing your homes and borrowed homes). These sites could display alternative rate sets too.
• Created from a Calendar sync account (borrowed homes sent to your account and website for distribution where you have total control of the entire reservation process as if it were one of your homes)
• Created from the visual color grid display by dragging a date range
• From an agent login (will track buy rate/sell rate and commissions)
• Externally from and XML/API. Our XML's also return quote information based on any rate set to the XML. This enables third party staff or agent connect from an external system to obtain accurate quotes based on the rate set.
• Ability to view any rate set assigned to any agent and provide real-time rates if the agent calls by phone
• Assign another rate set for a specific quote only. Example the guest calls for a 3 bed for tomorrow, you have only a 4 bed and decided to rent it at the 3 bed price, this will override the rate set for the booking only.
• A full breakdown of the quote and the details of the home can be viewed from the quote screen

All common reports are available from the reporting module. These include expected arrivals, bookings, payments due, occupancy and more. Every business is unique. The custom reporting module is a powerful tool to create custom reports using a dedicated report writing application to produce the exact reports and data views required for your business. Reports directly emailed in a number of formats including PDF, Excel, text and image or exported as HTML or CSV to another database or QuickBooks.
